Ayala Center Cebu to Make Significant Revamps in 2025

Ayala Center Cebu is about to get a new and improved makeover!

Ayala Center Cebu started 2025 with high hopes as plans to revamp the iconic shopping mall with new stores and features have been announced.

According to an article on Sunstar, Cebuanos will experience a whole new Ayala Center as Ayala Land Inc. (ALI) will be spending resources to bring the best of the world, Manila, and Cebu to the shopping mall. (2024)

Senior Vice President of ALI, Mariana Zobel de Ayala, said in an interview that she is bullish about Cebu’s economy, highlighting its strong domestic market and numerous business opportunities.

The project is part of ALI’s recent redevelopment plans for flagship malls like Glorietta, Greenbelt, and Trinoma, in order to adapt to consumer preferences post-pandemic.

Along with Ayala Center Cebu, the real estate agent shelled out Php13 billion for the entire project.

Mariana said that the changes will transform the Cebu Business Park shopping center into the “Queen City of the South’s premier lifestyle destination – for milestones and unparalleled retail in the region.”

STRUCTURAL AND RETAIL CHANGES

ALI tapped an Australian architecture firm to materialize the mall’s new look. The group started the revamp in the first quarter of 2024 and is slated to be completed by 2027.

One of the biggest changes will take place in the main activity center, famously known for its massive fountain. It was replaced with a massive LED screen that was expanded to cater to bigger events.

The mall will have a new wing in 2027, which will house international brands for both local and tourist shoppers. They will have an area dedicated to recreational activities and several food stalls as well.

The movie theaters are set to be improved as specialty cinemas, while one of them is to be converted into an arcade.

One of ALI’s main goals for Ayala Center Cebu is to expand its footprint in order to accommodate more upscale brands and restaurants.

Some companies have confirmed to be part of the newly revamped Ayala, which include Din Tai Fung, Shake Shack, and Wildflour.

OTHER AYALA LAND PROJECTS

ALI will open a new mall dubbed the “Capital of Fun” along A.S. Fortuna in Mandaue City.

It will have four floors, spanning 17.5 hectares. This will be situated at the Gatewalk Central in Barangay Subangdaku, which ALI took full ownership of after buying out its partners for the project Aboitiz Land and Aboitiz Equity Ventures (AVE).

Aside from its shopping and leisure venues, the development will also have a nine-story business process management (BPM) tower.

Additionally, ALI is planning on expanding its hospitality sector with an upcoming hotel on Mactan Island. Notably, ALI’s hospitality sector is responsible for managing the two Seda hotels in Cebu City.

The construction of South Coast City at South Road Properties (SRP) and Seagrove in Lapu-Lapu City is also ongoing, with retail outlets set to open in the future.

Ayala Center Cebu was the first Ayala mall outside of Metro Manila and Luzon to open in Cebu over 30 years ago in 1994. After several developments including The Terraces and Rustan’s, the mall is ready for a bigger and better look.

As trends and brands grew throughout the years, this is a big swing at imploring a more modern feel to the already posh business district. A new look, more retail outlets, and more fun things to do await.

Ayala is definitely on its way to becoming the best shopping center in the country, making it an exciting project that many Cebuanos are looking forward to.
